An EICR is a detailed inspection and assessment of a property’s electrical system, focusing on the safety and condition of fixed wiring. It checks for potential hazards, wear and tear, and ensures compliance with current regulations.

The report covers the condition of wiring, circuit breakers, RCDs, and other fixed electrical components. It does not include portable appliances; for those, a separate Portable Appliance Testing (PAT) is required.

Landlords are required to have an EICR every five years or when a new tenant moves in. Homeowners should have an EICR every ten years or sooner if there are signs of electrical issues. Businesses may also require regular reports based on regulatory guidelines.
