Electrical Installation Condition Reports for Property Protection
An Electrical Installation Condition Report (EICR) provides a thorough inspection of your electrical system’s wiring, ensuring safety and compliance with current regulations.
Understanding Electrical Installation Condition Reports (EICR)
Understanding a property’s circuits starts with counting the switches on a fuse board. Each small switch (circuit breaker) represents one circuit, while the larger switches are RCDs. Note: portable appliances are not part of an EICR, which focuses on fixed wiring. A separate PAT test is needed to verify appliance safety.

Electrical Installation Condition Reports FAQ’s
An EICR is a detailed inspection and assessment of a property’s electrical system, focusing on the safety and condition of fixed wiring. It checks for potential hazards, wear and tear, and ensures compliance with current regulations.
The report covers the condition of wiring, circuit breakers, RCDs, and other fixed electrical components. It does not include portable appliances; for those, a separate Portable Appliance Testing (PAT) is required.
Landlords are required to have an EICR every five years or when a new tenant moves in. Homeowners should have an EICR every ten years or sooner if there are signs of electrical issues. Businesses may also require regular reports based on regulatory guidelines.
We identify circuits by counting the small switches (circuit breakers) on the fuse board. Each circuit breaker corresponds to a circuit, while larger switches are RCDs that provide additional safety. This helps us ensure a thorough inspection of your electrical system.
