How Often Should You Service Your Boiler?
Your boiler works harder than almost any other appliance in your home. During the heating
season it runs for hours every day, and even in summer it fires up for hot water. Like any
mechanical system under regular stress, it needs routine maintenance to perform safely and
efficiently.
The short answer: every 12 months, without exception.
Why Every 12 Months?
Annual servicing is recommended by every major boiler manufacturer (Worcester Bosch,
Vaillant, Baxi, Ideal) as a condition of their warranty. Skip a service and you risk voiding your
cover entirely, even if the fault that develops is a manufacturing defect.
Beyond warranty protection, annual servicing ensures:

Safe combustion. A poorly maintained boiler can produce carbon monoxide, an
odourless, colourless gas that kills around 40 people in the UK each year and
hospitalises hundreds more. -
Efficient operation. Dirty burners, scaled heat exchangers and incorrect gas
pressure force your boiler to work harder, increasing energy bills. -
Early fault detection. Small problems (worn seals, corroded components, pressure
loss) are caught before they cause a mid-winter breakdown.
The Legal Position for Landlords
If you let residential property, annual gas safety checks are not optional. The
Gas Safety
(Installation and Use) Regulations 1998 require landlords to:

Have all gas appliances (including boilers) inspected annually by a Gas Safe
registered engineer -
Provide tenants with a copy of the Gas Safety Record (CP12) within 28 days of the
check - Carry out checks before new tenants move in
- Keep records of all inspections for at least two years
The
HSE’s landlord guidance (INDG285)
makes clear that effective maintenance usually involves an ongoing programme of regular inspections alongside any necessary remedial
work. A boiler service and a gas safety check are technically different procedures, but most
engineers carry out both during the same visit.
Failure to comply can result in fines of up to £6,000 per offence, criminal prosecution, and
(since the Renters’ Rights Act 2025) an inability to serve valid possession notices.
What Happens During a Boiler Service?
A proper boiler service is not a five-minute visual check. According to
British Gas’s servicing guidance
,
a qualified engineer will typically:
- Inspect the boiler casing, seals and controls for visible damage or wear
- Remove the boiler casing to access internal components
- Inspect the burner, heat exchanger and ignition assembly
- Check the flue and combustion chamber for leaks or corrosion
- Test gas pressure and flow rate at the meter and at the boiler
- Check and clean the condensate trap and pipe

Test all safety devices and controls (including overheat stats and pressure relief
valves) - Analyse flue gas emissions to confirm efficient combustion
- Check for adequate ventilation around the appliance
- Re-seal the casing, run the system and confirm correct operation
The process usually takes between 30 and 60 minutes, depending on the boiler type and
any issues found.
When Is the Best Time to Book?
Summer. Between May and September, heating engineers have lighter workloads,
appointments are easier to secure, and if a fault is found, you have months to resolve it
before you actually need the heating.
Waiting until October means competing with everyone else who has just switched their
heating on for the first time and discovered a problem. Emergency call-outs during cold
snaps are significantly more expensive than planned maintenance visits.
Set a recurring reminder on the anniversary of your boiler installation or last service. Most
people forget otherwise.
Signs Your Boiler Needs Attention Before Its Next Service
Do not wait for the annual service if you notice:
- A yellow or orange flame instead of crisp blue
- Soot or dark staining around the boiler or flue terminal
- The pilot light repeatedly going out
- Banging, whistling, kettling or gurgling noises
- Radiators not heating evenly (cold spots, particularly at the bottom)
- Noticeable drop in hot water pressure or temperature
- The boiler frequently locking out or switching itself off

A smell of gas (turn off the supply, open windows, and call the National Gas
Emergency line on 0800 111 999 immediately)
Any of these warrants an immediate inspection regardless of when your last service took
place.
The Cost of Not Servicing
A standard boiler service in London typically costs between £70 and £120. A replacement
boiler, fully installed, costs between £2,000 and £4,500. Annual servicing extends your
boiler’s working life by years, maintains efficiency (saving £50 to £100 per year on gas bills
according to Energy Saving Trust estimates), and prevents the small issues that compound
into system failures.
Put simply: one skipped service can cost you a new boiler.
